General Terms and Conditions and Cancellation Policy

1. Introductory Provisions
These terms and conditions govern the mutual relations between the provider and the guest (hereinafter referred to as the “client”) during the reservation, payment, and use of accommodation in The Beach Resort Vir apartments.
By submitting a reservation, the client confirms that they have read these terms and conditions, agree with them, and consider them binding.
2. Accommodation Reservation
Reservations can be made:
– via email or the reservation form on the website,
– through online booking portals (e.g., Booking.com, Airbnb),
– in person or by telephone.
After receiving the reservation request, the provider will confirm availability and send the client a reservation confirmation along with payment instructions.
The reservation becomes binding upon receipt of the deposit, the amount of which is specified in the reservation confirmation.
3. Prices and Payments
Prices are quoted in Euros (EUR) and include VAT and local taxes, unless otherwise stated. The price stated in the reservation confirmation/accommodation voucher is binding for the client.
A deposit of 30% of the stay price is payable by bank transfer to the provider’s account immediately after the reservation is made.
The balance for the accommodation is payable by bank transfer to the provider’s account no later than 30 days before arrival.
4. Arrival and Departure
Check-in: from 2:00 PM to 10:00 PM
Check-out: until 10:00 AM
Later arrival or departure is possible by prior arrangement.
Upon arrival, the client is obliged to present a valid identity document (passport or identity card) for registration in the eVisitor system.
5. Guest Obligations/Resort Rules
The guest is obliged to:
– comply with the house rules and the accommodation provider’s instructions,
– behave in a way that does not cause damage to property or disturb other guests (including undue infringement of the freedom, life, health, or property of another guest)
– report any damage to the accommodation provider immediately,
– pay for the damage caused in full
– comply with the prohibition of moving apartment equipment without the prior consent of the resort manager, carrying out repairs, and any interference with the electrical network or other installations
– accommodate only registered guests
– observe quiet hours from 11:00 PM to 6:00 AM
– observe the smoking ban in the interior of the apartments
– observe the ban on pets in the resort
– comply with the prohibition of leaving children under 10 years of age unattended by an adult in the resort area (parents are responsible for the health and safety of their children in all areas of the resort)
– follow the fire regulations and evacuation plan located in the resort and in individual apartments
– enter the resort by motor vehicle only via access roads and park in designated parking spaces. Parking is free of charge as part of the stay.
The provider is not responsible for the loss of guests’ personal belongings unless they have been taken into safekeeping.
The guest is obliged to report any loss of apartment keys to the resort reception without delay and to pay for the damage caused thereby.
In the event of a gross violation of the Operating Rules, the provider has the right to evict the guest from the accommodation facility without financial compensation.
During the period from April 1st to October 31st, resort guests have free access to beach chairs and umbrellas, and the possibility to borrow sports equipment such as bicycles and paddleboards free of charge. A hot tub on the roof terrace can be rented for a fee. The client is responsible for the borrowed equipment as well as for the rented hot tub, i.e. is responsible for any damage to this property.
6. Cancellation Policy
Cancellation of the reservation is possible in writing (by email).
The following cancellation conditions apply:
– cancellation of stay more than 60 days before arrival without cancellation fee
– cancellation of stay less than 60 days before arrival incurs a cancellation fee of 10% of the stay price
– cancellation of stay less than 30 days before arrival incurs a cancellation fee of 50% of the stay price
– cancellation of stay less than 7 days before arrival incurs a cancellation fee of 100% of the stay price
7. Premature Termination of Stay
If the client terminates the stay earlier than agreed, they are not entitled to a refund of a proportionate part of the accommodation price.
8. Cancellation by the Provider
The provider reserves the right to cancel the reservation due to force majeure (e.g., natural disasters, technical problems, intervention by authorities).
In such a case, the client will be offered alternative accommodation or a refund of the amount paid.
9. Complaints
Any deficiencies in the accommodation must be reported immediately after detection, no later than within 24 hours, so that they can be rectified.
Complaints made after the end of the stay may not be recognized.
10. Protection of Personal Data
The client’s personal data is processed in accordance with Regulation (EU) 2016/679 (GDPR) and the Principles of Personal Data Processing, which are available on the provider’s website.
11. Final Provisions
These terms and conditions are an integral part of the accommodation order and accommodation voucher.
Legal relations between the provider and the client are governed by the legal order of the Republic of Croatia.
All disputes are resolved amicably, in extreme cases in the competent court according to the provider’s registered office.
These terms and conditions come into effect on October 1, 2025.
